The latest mortgage-rate snapshot

If you’re thinking about buying a home in Austin, Cedar Park, Leander, or the surrounding communities, interest rates are probably on your mind. The useful question is how those rates translate into a monthly payment that fits your life.

The latest weekly numbers show a small improvement. For the week ending October 22, 2026, Freddie Mac reported national averages of 7.32% for a 30-year fixed mortgage and 6.68% for a 15-year fixed mortgage. The 30-year average fell from 7.40% the previous week. These are national benchmarks—not a personalized quote or a rate specific to Austin. Source: Freddie Mac ↗

Your actual offer can differ based on your financial profile, down payment, loan program, and lender. Ask for a written Loan Estimate so you can see the terms that apply to your situation.

What does that mean for your payment?

For an illustrative $400,000 loan paid over 30 years, the monthly principal-and-interest payment would be approximately $2,748 at 7.32%, compared with $2,770 at 7.40%.

That’s about $22 less per month at the lower rate. These calculations exclude property taxes, homeowners insurance, mortgage insurance, HOA dues, and closing costs. They illustrate the rate difference, rather than a complete homeownership budget.

Look beyond the advertised rate

When comparing homes around Austin, consider the full monthly expense. Two similarly priced properties can have different tax bills, insurance costs, and HOA dues.

The same principle applies to lenders. Compare Loan Estimates for the same loan type and term, and review the interest rate alongside points, lender fees, closing costs, and cash needed at closing. A lower advertised rate may involve higher upfront costs. Also check whether the quoted rate is locked and for how long. Source: Consumer Financial Protection Bureau ↗

Should you buy now or wait?

One week’s movement cannot tell us where rates will go next. Instead of making a decision around a prediction, start with the payment you can comfortably manage today.

Consider whether the home fits your needs, how long you expect to stay, and how much room your budget leaves for maintenance and unexpected expenses. If the purchase only works financially after a future refinance, revisit the numbers before committing. Refinancing is a possibility, not a guarantee.
